Over the last 3 years it has been nearly impossible to secure debt financing for existing data centers or new construction, which has given huge advantages to REITs with strong Capital access. Most Banks are still unwilling to lend for data centers, but we have developed a bond program for financing fully leased or investment grade data center projects. Using this program we can fund 100% of the price to purchase or cost to build. The project must be fully leased, but for the right opportunity where you have a strong data center owner, you can build them a center without the usual problems in construction financing.
